Anyone looking for a property, especially using the internet to search for it, must have already noticed that prices are very high while the square meter only decreases. This reveals an uptrend in the real estate market. The increase in 2021, according to data from the FipeZAP+ Index, was 5.29%. Based on these data, we are going to list which Brazilian cities have the most expensive real estate at the moment.

In addition to the average index of 5.29% in the increase in property prices in the country, FipeZAP+ mapped that at least five of the 16 monitored capitals have prices 10% higher than what is considered average. The capitals would then be Vitória, in Espírito Santo; Maceió, in Alagoas; Florianópolis, in Santa Catarina; and Curitiba, in Paraná.
But what exactly caused the increase in the value of these properties? We can add several factors ranging from the most basic, such as the appreciation of urban environments in these cities, to more complex ones. Want an example? The price of building materials has gone up a lot in recent years, especially in 2021.
Thus, we can say that it is more expensive to build in the country. That cost is being passed on to the end buyer. This also expresses why apartments are becoming much smaller, although they are still very expensive, as this is the only way to make a profit in Brazil.
The data presented below refer to the FipeZAP+ survey, which surveys these indexes based on the offer of properties on the internet. In all, 16 capitals were monitored. The following ranking was created:
