Average property prices in five of the 16 monitored capitals changed and were well above the 10% average in the year 2021. The biggest increase was in Vitória, in Espírito Santo, with almost 20%. Next, we see Maceió, in the state of Alagoas, with 18.50%. The numbers scare a lot of people.
Overall, Brazil had an average of 5.29%. According to experts, the significant increase in the percentage of countries or regions can be attributed to several factors. On the supply side, we have construction costs, especially investment pressure, which increased by more than 20% over the year.
On the demand side, the market posted record sales for the full year, driven by record low interest rates and the “appetite” of people who managed to maintain their income, despite the slow economic growth of the country after the impacts of the Covid-19.
Data from the FipeZAP+ index for the end of 2021 also showed that the average selling price per square meter in the two cities, São Paulo and Rio de Janeiro, continued to be the highest.
