As the measures were announced by Caixa Econômica Federal, the bank made official the decision of the FGTS Board of Trustees, which had approved the changes at the beginning of the month.
In a note, Caixa said that by expanding income eligibility levels, more people will be able to access financing through the FGTS, which has lower interest rates. Check out the new monthly income values according to the range (category):
Rates for the Pró-Cotista line, aimed at people without access to the Casa Verde e Amarela program, were reduced for those who implement the contract until December 31st. Interest rates for properties of up to R$ 350,000 were reduced by one percentage point. Minimum taxes changed from the Referential Rate (TR) plus 8.66% per year to TR plus 7.66% per year.
For units costing between BRL 350 thousand and BRL 1.5 million (according to the Financial System ceiling of Housing), the tax went from TR over 8.66% per year to TR over 8.16% per year, representing a 0.5% reduction. Caixa also raised the financing rate of the Pró-Cotista credit line to 80% of the appraised value of the property.
