As regulated by Ordinance 5.343 of the SPU (Secretary of Coordination and Governance of Heritage of the Union of the Ministry of Economy), new rules determine that, in cases of unsuccessful bidding, the properties can be sold with up to 25% discount. Through the rules edited on June 10th of this year at the ordinance, the procedures will take place as follows: after the unsuccessful attempt, the property will enter the direct sale modality, but still with the full value. In the case of two failed attempts and the interest in the sale continues, a 25% discount will be applied to the valuation value.
In addition, in traditional auctions, the buyer who makes the highest bid gets the property, while in direct sales it is sold to the first person or company that expresses interest. If you are interested in looking for a property, in addition to the Union website, you can follow the public notice published in the Official Gazette of the Union.
To formalize a purchase request, it is necessary that the interested party has registered on the Gov.br Portal. If there is more than one person disputing the property, as mentioned above, priority will be given to the person who made the request first. Thus, the SPU will initiate the entire process regarding the request, where it will contact the applicant within 15 days after registering the interest.
According to the secretariat, the direct sale process, either through the internet or physically, will have its acts documented during the administrative process. Therefore, all stages of the sale must undergo verification by internal and external control bodies. The rules went into effect on July 1.
